With High Season looming we are seeing the continued launch of new projects in Pattaya and Jomtien.
Developers are pushing ahead full steem to complete projects and demand continues, projects like The Vision in Pratumnak comprising of 216 units and Amazon residence a 796 low rise unit in Jomtien, both from well respected developers Matrix/Lguana who have a long history of starting construction and completing on time.

Here is the latest information on the property market in the Pattaya / Jomtien bay area. This information is updated regularly based on our personal experience and opinion and those expressed by other local publications and professional bodies.
Overall:
After a pretty tragic end-2008 to mid-2009 worldwide, the market seems to have sprung back in a much quicker fashion than expected. This worldwide crisis obviously took it’s toll on the local market here. Having said this, since about October 2009 until at the time of this writing, business definitely took a turn for the better and there seem to be a lot more serious buyers out there, as well as a very strong rental market.
The past two months have not been a great time for Thailand with the political unrest in the capital, but if anything, it seems to have improved the numbers in Pattaya/Jomtien, with what seems to be a lot of people escaping Bangkok for the sunny shores of the eastern seaboard. Driving around Pattaya and Jomtien, one would never know there was any unrest at all.
There is no doubt that, at the moment, condo purchases are strongest, surprisingly not just in the lower price brackets but also at the top end over 10m THB. There are some very obvious hot spots such as Jomtien Metro, the newly finished View Talays (View Talay 6 and 7) and other condos such as Kieng Talay, Thip Condo, Jomtien Beach Condo and Chateau Dale. New developments in smaller boutique condos in Pratumnak selling off-plan have also proved to be very popular.
The overall change in the feel of Pattaya and Jomtien from single’s holiday town to mature family destination can be felt everywhere. Superior property construction has accompanied the influx of new 5 star hotels, cleaner beachfronts, more lighting and street maps and high end entertainment. Pattaya in particular will not drop it’s traditional entertainment image famous all over the world but Jomtien especially is developing new outlets.
The new ‘Strip’ on Thappraya Road coming out of Pattaya into Jomtien is now a hive of activity with established restaurants like Bruno’s, Indian by nature and Pan Pan being joined by Gian’s, Mata Hari (new location) next to Manhattan’s. and newly opened Punch & Judy bar in Jomtien see new business investing in Jomtien
Also new projects such as Amazon and Laguna Beach Resort have just been launched in Jomtien, also new businesses are springing up in Jomtien especialy on the new second road, many new bars in the wonderfulbeer bar complex built in a modern and appealing design, almost next to this is the new new restaurant Bali Breeze offering fantastic food and value.
Jomtien has something for everyone and is on the up and up.
